Ambergris Caye was originally developed on the east coast to accommodate the reef and the fishermen who wanted to get out first thing in the morning. The east coast has been built out, leaving the west coast forgotten — until now.

Located on the east coast of Central America, Belize has the lowest population density in the Americas. Secret Beach real estate on Ambergris Caye is one of the most accessible ways in.
Prime beachfront properties start at $135,000 on Ambergris Caye — a fraction of prices in spots like Montego Bay. Second-row parcels are larger, about 111 feet long and 70 feet wide, with a 50-foot access road. Even second-row lots have large, unobstructed view corridors to the beach and Ambergris Bay. All beaches in Belize are open to the public, so second-row owners have the same beach rights as front-row owners. Each parcel has a free and clear title, which can be held in a simple corporation or in personal names.
If you are not looking to settle away from home soon, Secret Beach land is still an investment: hold as prices rise, or build a vacation home and rent it when you are not using it. A number of Secret Beach lots and undeveloped parcels remain in the region.

San Pedro Town is a quaint seaside town with some of the most desirable Belize real estate. If you are looking to buy Caribbean seaside property, San Pedro is one of the few places that still offers good value. Interest is rising because this is among the more affordable beachside markets in a country that still feels uncrowded.
San Pedro is the biggest and most developed town on Ambergris Caye. It attracts visitors for the coast: restaurants, bars, and a monthly farmers’ gourmet market. The world’s second-largest barrier reef sits off Ambergris Caye — scuba, snorkeling, and fishing in clear aquamarine water year-round. Real estate here is diverse, with options for investment and retirement.
San Pedro is a small town without rigid high-end or low-end districts. You can get around by walking; golf carts cover longer distances to the beach. Typical monthly living costs for expats are about $2,600 including rent. A studio or one-bedroom on the beach is around $950; larger two-bedroom units around $1,100. The farmers’ market and nearby seafood keep eating out reasonable.
Property prices start around $290,000 for a front-row beachfront parcel about 20 minutes by golf cart from town. Belize law makes it straightforward for foreigners to buy. U.S. residents typically do not pay U.S. capital gains tax on the sale, and may deduct mortgage interest and property taxes. Mahogany Bay Village is coastal luxurious living on Ambergris Caye — a 60-acre community that attracts investors from around the world. The island was voted Best Island to Visit in 2013 and 2014 by Tripadvisor members. Developers Caribbean Homes & Exports have built over a million square feet of real estate in Belize.
The village sits about 10 minutes from San Pedro Town and is built on New Urbanism: walkability, green space, and construction suited to the Caribbean climate. Local craftspeople used local materials. Architecture is modeled after British colonial buildings. As San Pedro’s newest social center, Mahogany Bay is home to restaurants including Rum+Coffee, plus Curio by Hilton, a private white-sand beach, a yoga studio and spa, a pool club, and fashion retail.
The Great House is a 22,000 sq ft social center for business and events. The Beach Club is a stretch of beach at the southern end of the village — among the longest unpolluted beaches on the island. The Bay Club hosts private pool parties. Hol Chan Marine Reserve on the Belize Barrier Reef is a short run for snorkeling and diving.
Year-round weather, low population density, and business-friendly tax laws — including asset protection — sit alongside an affordable high-end Caribbean development. Caye Caulker is one of the best places for a kickback Caribbean lifestyle. The island is about five miles long, 30 minutes by boat from Ambergris Caye and 45 from the mainland, yet it feels remote. If you want a laid-back life by the beach, this is the island.
The village has three streets: Front, Middle, and Back. There are no trucks or cars — only bicycles and golf carts. Most people walk. A few B&Bs, bars, and cafes serve visitors who come for water sports. The Belize Barrier Reef draws divers and snorkelers; artists and writers find the pace inspiring.
Caye Caulker is a common choice for laid-back retirement. Seniors walk, bike, and jog the beach. Life is cheaper than Ambergris Caye; the main costs are rent and travel. A round-trip municipal flight is about $85; a water taxi about $25. Some expats spend as little as $1,500 per month including rent. A furnished one-bedroom is around $700. Eating out is inexpensive, with plenty of seafood from local anglers. The Qualified Retirement Program also applies here.
A 1,000 sq ft, two-bedroom beachfront condo is around $275,000. Second-row properties often run $50,000–$100,000. Inland parcels can be found from about $45,000. As one of the least crowded places in the Caribbean, Caye Caulker is a high-value path to a coastal lifestyle.
