Ambergris Woods sits inside the Secret Beach market, close enough to the west-coast water that buyers treat it as a beach neighborhood rather than an inland hold. The parcels run a little larger than the island’s older 50-by-65 standard, which is why this grid stays on short lists for a first west-coast lot.

Palmaya Woods sits on the north side of the cart path that runs out to Secret Beach. A single access road gives it a quieter, more enclosed feel than the main arrival stretch. Most of the original lots are spoken for; what comes back is resale.

Grand Belizean Estates is the subdivision people mean when they say Secret Beach already has a neighborhood. It is one of the bigger west-coast grids: more road access than the newer pockets, more houses already standing, and enough remaining lots that you can still buy in without waiting on a single resale.

Newer does not mean far. You are still in the Secret Beach catchment: same cart path, same sunset coast, same title conversation. Confirm the specific parcel and what is on the market that week.

South Caye

South Caye is the quieter end of Secret Beach — south of the main bar arrival, toward the in-water tables and the stretches that still feel like a shoreline instead of a strip. Buyers who want west-coast water without sitting on the busiest cart path look here first.
